Help analyzing this investment property please

Hi everyone,

I wanted to know what you would pay for a property like this (assume no major repairs will be needed in the near future).

It is not in a very good part of town, but here are the numbers:

2 bed/1 bath, built in 1950, 720 SF

Rent: $550 a month

Yearly Property Tax: $653

Yearly Insurance: $408

Property management: 10%

Any other info you need please let me know!

I will throw out a price of $27,500 based on the 2% rule. Personally, I have not seen a house at 2% that I was willing to buy. The highest I have bought at is 1.67. I need to invest where Sharad does.
