First investment done the wrong way, moving on to next soon.

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $270,000
Cash invested: $24,000

Bought a duplex the wrong way but at least didn't put too much into it. Minor upgrades paid cash.

What made you interested in investing in this type of deal?

It's my first duplex before I heard of BRRRR.

How did you find this deal and how did you negotiate it?

With a realtor and met the 1% criteria in a safe neighborhood.
