First Investment Property straight into a Commercial BRRRR Buy and Hold

Investment Info:

Office Space buy & hold investment.

Purchase price: $1,100,000
Cash invested: $330,000

Last year I launched into real estate investing and dove head first into the BRRRR strategy into commercial. I did a 1031 exchange of a condo I owned worth nearly $700K after owning it since 2018 when it was ~$500K. Raised nearly a quarter million dollars as well ontop of my 1031 exchange funds.

Current property is now on a 5 year NNN lease with (2) 5 year options with built in rental increases.
