Just Listed with an Assumable 3.25% interest rate

I just listed this house in Fort Worth that I think would make a great rental property for the right investor. It needs foundation work and the quotes are anywhere from $14k-21k, but we priced well under comps and it has $165k left on an assumable loan at 3.25%. Feel free to look at the analysis I did on it and correct me if I'm wrong. Feel free to reach out if you're interested. The assumable takes about 90 days to get through and these clients have a baby coming in January, so sooner rather than later would be great on this!
