Cheap property vs. good deal

Are there any good forum post or blogs on finding a good deal versus a cheap property? I feel like there has to be, but sadly searching "deal" or "cheap" comes up with a ton of forums! Is it pretty much just a numbers game and location? Or is there a defining factor which sets apart cheap from good deal? Thanks!

Tiffany T. I'll use some numbers for illustration, but they may have no relevance to your market, so bear with me.
If you find a 25k property in an area full of houses for the same or similar prices, that's a cheap house. Not a great deal IMO.
If you find another house for 25k in an area where other houses are 50-60k, subject to condition, that's probably a good deal.
It comes down to knowing the market you want to invest in. That's the only way you know when you have a deal on your hands!
