Purchase price: $220,000
Cash invested: $220,000

THis property is a Short Term Rental

What made you interested in investing in this type of deal?

This STR is located in Big Canoe Jasper. There are great activities in this gated community such as golf, boating, kayaking, hiking, as well as everything you expect from a resort community.

How did you find this deal and how did you negotiate it?

I was showing the properties in Big Canoe to a client and came across the tree-topper section and after doing an analysis on the property believed it would be a good investment

How did you finance this deal?

cash offer

How did you add value to the deal?

I added value by changing out wall tiles and counters in the kitchen area and updating the decor.

What was the outcome?

The minor update increased the occupancy rate.

Lessons learned? Challenges?

This property is older. When I got it I thought it would need a total gut, but decided to do things in phases as the money was available. I still have not completed all the changes and occupancy rates are still very good for the area..

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am the agent.
