Costa Rica Tamarindo Real Estate Deal

Hello,

I got a deal through a friend to invest in Costa Rica Tamarindo. 

It's for a SFH in a resort style community with 50% down payment and 50% builder loan at 12% interest. The community will be exclusively used for STRs managed by the builders management firm with 20% fees.

The numbers shared look good, but looking for feedback regarding the Costa Rica Tamarindo market in general. Does it appreciate? I know it did during Covid but want to know if it's been a good market traditionally, and if there are any other catch in deals like this that I should be aware of.
