Purchase price: $332,000
Cash invested: $2,500

Purchased this unfinished Single-family show home. Upstairs is a clean slate with lots of potential for value add.

What made you interested in investing in this type of deal?

The property had a lot of potential value add.

How did you find this deal and how did you negotiate it?

Using the MLS, the asking price was $349,900. A offer of $310k was made and a counter of $330 was offered and accepted.

How did you finance this deal?

VA Home Loan

How did you add value to the deal?

Finishing the upstairs of the house.

What was the outcome?

Closed on the property in late February.

Lessons learned? Challenges?

The biggest challenge was switching lenders mid-process. We went from using Veterans United Home Loans to Legacy Mortgage in Hanover NH. Rob and his team saved us Thousands of dollars in closing costs.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Lisa Baldwin of Coldwell Banker, and Rob Messenger of Legacy Mortgage. https://www.legacymortgagellc.com/
