Investment Info:

Single-family residence buy & hold investment.

Purchase price: $20,000
Cash invested: $48,000

Single Family 2 Bed 1 bath. Bought off a former boss that was looking to unload the house. Came with a brand new metal roof. I added Windows, Siding, Flooring in main areas and updated the bathroom along with paint throughout the house.

What made you interested in investing in this type of deal?

Realtor Looking to invest earnings into something that would cashflow and gain value at the same time.

How did you find this deal and how did you negotiate it?

Knew owner for years scooped it up before he put it on the market

How did you finance this deal?

Cash will cash out refi when rates go down

How did you add value to the deal?

Remodeled: New windows, siding, flooring in kitchen, updated bathroom paint throughout.

What was the outcome?

Raised Rents and added value

Lessons learned? Challenges?

Be more hands on with contractors to keep them on time and budget

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Myself I am a realtor out of Central Indiana and work with investors to find the best most profitable deal.
