Residential Net lease a bad idea?

Hey folks,

I am fairly new to real estate investing and I am in the process of vetting out deals and would like to jump into Single/Multi-Family homes in the next year. 

Why would a deal like this with residential net lease be a bad idea?

- I have a full time job and would generally prefer a hands off approach. 
- Inflation adjustment looks bad for long term. 

What cash-on-cash returns would people look for in this market? Thanks!
