First investment experience in the US

Investment Info:

Townhouse buy & hold investment.

Purchase price: $48,500
Cash invested: $3,000
Sale price: $75,000

LTR $1000/month
Refi this year with another property a

What made you interested in investing in this type of deal?

Location was said to be top 5 cities in America for LTR

How did you find this deal and how did you negotiate it?

Realtor.com contacted an agent. She walked the property with me on FaceTime and I offered from home in Canada

How did you finance this deal?

Cash deal

How did you add value to the deal?

Bought well, cleaned up, landscaped, property manager and time

What was the outcome?

But another in the same complex a year later, did the same thing cash them out as a blanket refi just recently

Lessons learned? Challenges?

I learned that condos and properties with lower value were extremely hard to refi.
