[Calc Review] Help me analyze this deal

First time trying these reports, and I'm not sure I understand everything in them... but to me I THINK this could potentially be a good deal for a BRRRR. Our goal is to start investing to create cashflow for retirement, and we are looking for our first property. Any feedback? Only downside I see so far is it's more than 2% invested, and we don't know the full scope of renovations needed yet (side note, how does one do that? Do you bring a contractor with you to look at it?? lol. Or make an offer first and rely on a home inspection and then take that to the contractor).
