House hacking turned college student rental

Investment Info:

Single-family residence buy & hold investment.

I rent this 3 bed 3 bath to college students per room. It has done well so far and the returns are great!

What made you interested in investing in this type of deal?

I started to help my college boys save money in college on room and board.

How did you find this deal and how did you negotiate it?

Found the deal through searching real estate websites and contacted the local agent I had connected with.

How did you finance this deal?

DSCR loan for investors

How did you add value to the deal?

This was pretty turn key so I didn't have to add much value to it.

What was the outcome?

I have each of the 3 bedrooms rented to 1 or 2 college students per room.

Lessons learned? Challenges?

I have tested the difference between renting a furnished how vs an unfurnished house and the verdict is still out. I don't think it seems to matter much either way.
