Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $490,000
Cash invested: $32,707

My first small, multifamily purchase is a duplex that I am currently house hacking.

What made you interested in investing in this type of deal?

I wanted to offset living costs by having rental income.

How did you find this deal and how did you negotiate it?

MLS. Negotiated new roof, plumbing repairs in crawl space, and seller credit at closing.

How did you finance this deal?

FHA loan

How did you add value to the deal?

Cosmetic upgrades to both units.
