Single-family residence other investment in Rancho Cordova.

Purchase price: $40,000
Cash invested: $10,000
Sale price: $150,000

Auction property 3/2 single family, Read a book by *************, then did my first purchase.

What made you interested in investing in this type of deal?

The book by *************, taught me how to buy at an auction and what kind of property to purchase.

How did you find this deal and how did you negotiate it?

Bid on an online auction

How did you finance this deal?

Cash

How did you add value to the deal?

Sweat equity. I also hired a GC to fix a few of the bigger things.

What was the outcome?

Sold for profit

Lessons learned? Challenges?

Discovered where my pain point was back then. I kept moving forward and learning.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Worked with an attorney who taught me what to do to clear the title. It took some time but it all worked out well.
