Single-family residence fix & flip investment.

I am a mortgage consultant, Have assisted my investor clients with financing with their fix and flip projects in Florida, California, Texas, Maryland, Ilinois, Colorado and others states not mentioned..

What made you interested in investing in this type of deal?

The opportunity to help the client and to use it as a real estate office...

How did you find this deal and how did you negotiate it?

the home owner was behind Mortage payments and before he was serviced a default notice, we paid the note and end up buying the property from them... In return we helped them purchase another property that could work with their expense budget...

How did you finance this deal?

Hard Money purchase...

How did you add value to the deal?

Rehabbing the entire House. Paint, Brand new Kitchen Cabinets, Concrete driveway and gated fence...

What was the outcome?

Still using the Property as a rental...

Lessons learned? Challenges?

It was a smooth transition, Did my Homework and worked my numbers first before making an offer to purchase.
