Investment Info:

Single-family residence buy & hold investment.

Purchase price: $115,000
Cash invested: $25,000

Our first investment property is a buy & hold rental. a charming 2 bedroom, 1 bath home in the town of Leavenworth, Kansas

What made you interested in investing in this type of deal?

We have always wanted to begin a rental portfolio and began our serch in the military town of Leavenworth Kansas.

How did you find this deal and how did you negotiate it?

Our business partner is a real estate agent in Kansas and lives near the area and she helped us find a number of properites in the area.

How did you finance this deal?

$25k cash down and a DSCR loan

Lessons learned? Challenges?

Every property has its challenges. The inspection is the best money you'll ever spend and cannot be overlooked. We also learned that its always ok to back out of a deal if any part of it doesn't fit your plan.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Jennifer Tomes is the real estate agent and she is the hardest working agent you will ever find.
