Small multi-family (2-4 units) buy & hold investment.

Purchase price: $200,000
Cash invested: $40,000

House hacking in Pullman, WA

What made you interested in investing in this type of deal?

The property is right next to campus, the numbers work well for long term rentals and even better for a short term rental, and we were able to house hack closer to our community in Pullman, WA.

How did you find this deal and how did you negotiate it?

Helped the owner sell another one of their properties and they were interested in selling this one. I asked if they would want to sell it to me and we negotiated a couple of upgrades and got it under contract before it hit the market.

How did you finance this deal?

How did you add value to the deal?

We were able to help the seller get his money out of the deal faster than he originally though and we were able to save on brokerage fees because I am an agent.

What was the outcome?

Closed with out a hitch, I was able to move in with my wife right after we got married in July.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a realtor in the area and we worked with Brandon Allen and the A-Team at Fulcrum Loans. We worked closely with them to make sure the timeline worked out and they did a phenomenal job in communicating what they needed and keep each party in the loop.
