Property first, or mentorship?

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $350,000
Cash invested: $40,000

Subto --> MTR

With a managing partner, MKW.

What made you interested in investing in this type of deal?

I needed to know how subto deals work, inside and out. Rather than paying $15k to join a "mentorship" - and still have no experience - I just pulled the trigger on a so-so opportunity. Then I found a partner, who turned it into a solid deal.

How did you find this deal and how did you negotiate it?

Wholesaler pitched it to me.

How did you finance this deal?

Cash.

How did you add value to the deal?

Furnished and listed as MTR

What was the outcome?

Rented!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Sadly, I wouldn't recommend the agent, the title company, or the wholesaler!
