SoCal Fix/Flip $330k with area comps $550k+

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $330,000

I have a purchase contract in place for a 2004 built SF house in Menifee CA. The area comps are 550K and up to mid 600's. The detail is not yet financed. I have an offer in place and getting inspection, etc in place now.

How did you add value to the deal?

I am local to the property so even out of state investors can be confident that the project be managed and completed in a timely manner.
