Townhouse other investment in Laguna Niguel, CA

Currently Developing 22 Townhomes in Laguna Niguel CA and seeking promissory note investors at 14% annual return.

What made you interested in investing in this type of deal?

We have completed many developments and custom homes in Orange County, and this is our largest to date. We are humbled and excited to begin construction later this year.

How did you find this deal and how did you negotiate it?

We were approached through partners we have previously developed properties with and have joint ventured with strategic partners.

How did you finance this deal?

Private Money and Construction Loan.

How did you add value to the deal?

We are acting as the general contractor

What was the outcome?

Project is in progress, to be completed 2025

Lessons learned? Challenges?

So far the biggest lesson learned is the breadth of entitlements and pre-development needed to get to the building phase on a project of this magnitude.
