[Calc Review] Help me analyze this deal

Can I get some help reviewing the numbers, I'm new to analyzing and don't want to miss something obvious. This is a duplex with both sides occupied, each side renting at 1200/mo. The rent estimator tool has a high confidence that rent could be as high as 1850 a month. I put 1500 to be conservative, but also have reservations that each side could be 5+ bed, and 2 bath. Any help would be appreciated. Thanks!
