Cap Rate in Columbus, OH

Hey Columbus folks, I'm hoping someone can help me determine the going cap rate for the area around Roosevelt Park on the southeast corner of Southern Orchards (southeast of Nationwide Children's). I'd like to figure the ARV on a duplex there and have a good rent number, but without being able to find the average cap rate for the area, I'm not sure how to get to the ARV. I don't see any comparable sales in the area within 0.5 miles, so I'd like to use the cap rate formula. That formula makes more sense for a duplex to me than comps anyway.

Thoughts?
