Investment Info:

Single-family residence fix & flip investment.

Purchase price: $14,500
Cash invested: $18,000
Sale price: $77,500

This house was boarded up when I bought it. The electric meter was gone, so I had to get permits to and start the electric almost from scratch. New panel, all new outlets, all new light fixtures, and some new wiring. The carport was a makeshift addition that I opened back up to carport. What made you interested in investing in this type of deal?

I could afford to pay for it in cash, and I had the lines of credit for materials. I still have a lot of tools and the knowledge of what needs to be done and how.

How did you find this deal and how did you negotiate it?

I was in a program for city at the time and we were able to bid on properties like this each month.

How did you finance this deal?

With cash and credit cards.

How did you add value to the deal?

I touched and upgraded everything. A completely new kitchen and 2 all new bathrooms. New flooring throughout, and all new kitchen appliances.

What was the outcome?

The outcome was a beautiful home that didn't last long on the market. I cleared over $40K and the people that bought it from me in 2018 sold it in 2022 for $123K and cleared almost $40K too.

Lessons learned? Challenges?

It's not something that can be done overnight. It takes time to think things through to get it done right the first time.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I was the Listing Agent when I sold it.
