Investment Info:

Small multi-family (2-4 units) wholesale investment in Honolulu.

Purchase price: $1,100,000
Cash invested: $5,000
Sale price: $1,150,000

I wholesaled a 9-bedroom house in Honolulu, HI for a $50,000 profit. I found a motivated seller who agreed to sell me the property for $1,100,000. I then found a cash buyer who paid $1,150,000 for the property. I assigned the contract to the buyer and collected my fee at closing. I didn’t have to own or fix the property. I just connected the seller and the buyer and made money in the process. It was a great deal for everyone involved.

What made you interested in investing in this type of deal?

This deal caught my attention because it was challenging. There were several siblings, 12 to be exact, who were all trying to get a piece of the profit from the sale of this property. I enjoyed negotiating with all of them and making the acquisition seamless for the cash buyer I ultimately assigned the property to.

How did you find this deal and how did you negotiate it?

I helped each sibling find common ground and was able to leverage the common goal of wanting to get the property sold.
