Investment Info:

Single-family residence other investment.

This was our second primary residence project. It's located in Hollywood Beach in Ventura County. We put in new flooring, new windows, new doors, redid both bathrooms and the kitchen, and much more. We sold this property in 2020 and then purchased another property in Ventura County that we are in the process of renovating.

What made you interested in investing in this type of deal?

Renovating our primary residence makes a lot of sense for our lifestyle and goals. If we choose the correct property in the correct neighborhood, we can potentially make up to 500k profit tax free because we are married. We hold/live in each property for five years and are currently on our third project.

How did you find this deal and how did you negotiate it?

It was on the MLS

How did you finance this deal?

A loan

How did you add value to the deal?

We renovated almost everything. The house had a very low coved ceiling and ugly fireplace that was huge and weird. There was a lot to fix.

What was the outcome?

The property was beautiful and worth much more.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We are real estate agents and we do recommend ourselves to others ;) Being agents ourselves helps us know what buyers like and what they are looking for. It also helps us know the competition and market well when calculating an ARV.
