Purchase price: $256,000
Cash invested: $20,000

This is a 4 bedroom single family home in a wonderful development with great schools and great location with freeway access. Rent out for currently for $2700/month

What made you interested in investing in this type of deal?

I was interested because I like the idea of passive income and having an asset I can barrow on

How did you find this deal and how did you negotiate it?

I found this house as a FSBO and negotiated a deal - brought in a neutral agent as a liaison to handle communication.

How did you finance this deal?

Conventional Mortgage

How did you add value to the deal?

Invested my commission into the property

What was the outcome?

This property has been a great value. I have used this home as my primary residence when needed and it always rents out really well.

Lessons learned? Challenges?

Finding good renters can be a chore - VET EVERYONE

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I recommend myself as an agent to investors looking in the Cleveland area
