[Calc Review] Help me analyze this deal

I’m not sure if I’m inputting information correctly but would love some help. There are 2 units being sold together at a list price of 149,900. I am thinking about offering 105,00. One unit is 2 bedrooms and is currently rented (I wasnt able to get inside and look but seems to be in good condition) and the other unit is 3 bedrooms 2 bathrooms but is completely gutted and needs all the works. I am having a hard time figuring out rent prices and what ARV would be. Also very unsure how much rehab costs would be but I’m guessing maybe $50k? Please help!
