Setting up my first MF deal for success

Investment Info:

Large multi-family (5+ units) commercial investment investment.

Purchase price: $640,000
Cash invested: $234,000

High-potential multifamily that required some creativity and work to turn it up for success.

What made you interested in investing in this type of deal?

It had some low-hanging fruit opportunities (like many of the leases that have not been updated for 10 years!)

How did you find this deal and how did you negotiate it?

At BiggerPockets. Just had a couple of video calls to close this deal. It was 100% virtual, only visited the apartment after I closed

How did you finance this deal?

How did you add value to the deal?

The key improvement was changing the ugly exterior it had with a brand-new and appealing siding

What was the outcome?

Happier tenants and easier to make rent increases
