Single-family residence buy & hold investment.

Purchase price: $125,000
Cash invested: $29,000

Beautiful 3 bedroom 2 Bath home

What made you interested in investing in this type of deal?

Because it was move in ready and only required minor cosmetic updates.

How did you find this deal and how did you negotiate it?

I found this deal on Facebook and negotiated with the wholesaler to get out under contract.

How did you finance this deal?

Seller Finance. No banks or credit check.

How did you add value to the deal?

I was able to purchase the property so the current owners could move on to their next endeavor.

What was the outcome?

Currently hosting an open house and plan to have a tenant in by the 15th.

Lessons learned? Challenges?

Always get multiple bids, Always get receipts for everything from your contractors and GC or Property Managers, set a threshold on what can be spent without your approval. If you can purchase products on your own, do so to save money.
