[Calc Review] Help me analyze this deal

Hi. This is my first brrrr purchase. I sold my first home to get the cash needed to purchase and renovate this home. Currently, i am living here through the renovations. Right now it is a 4 bed/1 bath but will soon be a 3 bd/1bth with a "studio" apartment including an additional kitchen and bath. Im planning on either airbnb the studio while living on the 3bd side or doing ltr at 950 a month all bills paid if the airbnb isnt performing. i plan on doing a cash out refinance once i have the rental income coming in. I would love some feedback on my plan and this deal. I did this all on my own without any help or advice other than bigger pockets podcast lol hope im making a good move. Once i refinance i plan to purchase another property to either flip or brrrr and so on and so forth. The $2400 rent i used in the report would be if i were to rent the studio and the 3 bed side but that wont be til later on in the future.
