Investment Info:

Single-family residence fix & flip investment.

Purchase price: $65,000
Cash invested: $115,000
Sale price: $172,500

SFH that was used as a rental and in horrible shape

What made you interested in investing in this type of deal?

Seen the potential to make this one a great family home

How did you find this deal and how did you negotiate it?

My realtor brought the deal to me

How did you finance this deal?

Cash deal

How did you add value to the deal?

Complete renovation. New floors, paint, doors, ceiling fans, added a barn door to the extra living room. New cabinets, ceramic floor in the kitchen, tankless water heater, vinyl fence, new a/c unit and painted the exterior bricks.

What was the outcome?

House was under contract the day we finished it. The current owner watched as we renovated it and came make an offer the day we were cleaning up to hand keys over to realtor to list.
