Single Family residence to rent out

Investment Info:

Single-family residence buy & hold investment.

This is our current residence, we are looking to rent it out and buy a second smaller home for our primary. The unit has 4 bedrooms and 2.5 baths. No HOA and we have a low rate so it should make for a great investment.

What made you interested in investing in this type of deal?

I work for redT Homes which is an infill development company in Denver. This experience has led me to start building a small portfolio of my own.

How did you find this deal and how did you negotiate it?

I was able to leverage our brokerage team and find the deal through patience and outbound letter campaigns.

How did you finance this deal?

Traditional mortgage

How did you add value to the deal?

Sweat equity

What was the outcome?

so far so good. Still looking for our second home to move into allowing us to rent out this property.

Lessons learned? Challenges?

It has been harder to make things pencil with new high rates than expected.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

redT Homes has been my go-to resource.
