Investment Info:

Townhouse buy & hold investment.

Purchase price: $155,000
Cash invested: $20,000

Primary Residence, townhouse, remodeled bathroom, paint, deck, and added EV charger to garage, next phase is the kitchen

What made you interested in investing in this type of deal?

I have always wanted Rental Property and needed to start buy living in it as I convert it.

How did you find this deal and how did you negotiate it?

I found this home through a local Realtor and we negotiated to keep all furniture and seller concessions post inspection

How did you finance this deal?

30 year fixed conventional mortgage

How did you add value to the deal?

remodeling the bathroom and holding on to the property to gain equity over time

What was the outcome?

the property has appreciated over $100k in value from time of original purchase

Lessons learned? Challenges?

Equity, though it fluctuates, is one of the strongest investments in the marketplace through the test of time.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, Claire Gladstein (Agent) and Nathan Ricci (MLO)
