My first real estate investment

Townhouse buy & hold investment.

Purchase price: $467,000
Cash invested: $467,000
Sale price: $467,000

I recently invested in a personal property and which I can charge rent and my tenants pay off my mortgage. It was a great financial decision, and I'm looking to increase my net work to do it again, but perhaps with a partner or team this time. What made you interested in investing in this type of deal?

My goal is to grow equity in an increasingly popular area. The barrier to entry was low and the ROI will be high.

How did you find this deal and how did you negotiate it?

I am an agent, along with being an investor. This gives me the ability to find off market deals, and cut my commission to make it a very reasonable transaction for myself and partners.

How did you finance this deal?

Cash

How did you add value to the deal?

By being my own buyers agent. I found the deal myself, and that allowed me to negotiate an off market deal, using my knowledge about real estate that I have learned from being an agent for years.

What was the outcome?

The outcome is an ongoing return on my investment by having tenants pay me monthly.

Lessons learned? Challenges?

The property is brand new. This is good and bad, because there are fewer risks when buying a new property, as well as having warranties through the builder. That being said, I had to purchase all appliances, and that added to the expense.

Yes, I am a real estate, agent, myself, and have been for years. My team and I sell around $60 million worth of real estate per year.
