My First Short Term Rental!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $225,000
Cash invested: $200,000

This one took a while to get finished as it was a complete remodel but I have not been disappointed with the results. Great property that I hope to hold forever. I lived in the property through most of the remodel work.

How did you find this deal and how did you negotiate it?

Found it a few years ago on the market. Negotiated a lower price because it had been sitting a while a was in need of a lot of work.

How did you finance this deal?

Conventional loan.

How did you add value to the deal?

Through forced appreciation and selling some of the standing timber.

What was the outcome?

It has been a very successful deal.
