Investment Info:

Townhouse buy & hold investment.

Purchase price: $125,000
Cash invested: $30,000

Buy and hold. Bought the home over 10 years ago and now with rental rates rising I have a single property with a low mortgage that cashflows $2,500/ month.

What made you interested in investing in this type of deal?

Wanted to invest in a property out of state and looked for upcoming cities in the US at the time.

How did you find this deal and how did you negotiate it?

Found it on the MLS.

How did you finance this deal?

Traditional Institutional Financing.

How did you add value to the deal?

I've optimized rents and i've maintained the property.

What was the outcome?

Still own it and it cashflows better than anything you could buy now even with multiple units.

Lessons learned? Challenges?

Buy, Wait, and stay the course. Holding real estate while rental rates rise and locking in long term debt it the best way over the years to generate stable reliable passive income.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am an agent so used the $ from commission towards my Closing Costs.
