[Calc Review] Help me with the math formulas

I have two questions on the math.  

1) On page 1 at Top, the NOI states $31,612.80.  How is this math calculated?  It is not the accumulated cash flow after (30) years on page 2. 

2) On page 2- how is the math formula to calculate the Annualized Total Return on Year 1, Year 2, Year 5, etc?

I cannot figure out.  Thank you
