First Potential Real Estate Venture - A 4-plex

I am looking to make my first purchase in a small location in a 4 plex that is currently occupied. My plan is to take advantage of the USDA program, by living in the 4-plex I can eliminate our rent and suppliment my spouses income while she finishes school. Can anyone talk me into or out of this deal -- 4-plex -- the mls expired so it's currently unlisted. Im thinking about offering 70k.
