Single-family residence fix & flip investment.

Purchase price: $112,500
Cash invested: $80,000
Sale price: $280,000

What made you interested in investing in this type of deal?

Fun!

How did you find this deal and how did you negotiate it?

I caught this deal the second the house was listed and we went all in offering a 7 day cash close!

How did you finance this deal?

Cash

How did you add value to the deal?

As an agent and partner I helped, find, fund, and design the remodel. The got it sold before ever hitting the market

What was the outcome?

Grand slam. Minimal suprises. Cash was used to maximize profits.

Lessons learned? Challenges?

Once again 1940s and 1950s were certainly a time when homes were very solid. Also, cat pee is impossible to get out and the floors needed to be ripped up.
