Single-family residence fix & flip investment.

Purchase price: $160,000
Cash invested: $5,000
Sale price: $220,000

squater house in probate/foreclosure. required clean out and clear title

What made you interested in investing in this type of deal?

This property had legal, liens and title issues. No investors wanted to touch it

How did you find this deal and how did you negotiate it?

Driving for dollars. I tracked down the next of kin (local) and nutured the relationship.

How did you finance this deal?

Private lender %100 purchase + rehab with %10 interest taken off the profit. %25 equity share

How did you add value to the deal?

foreclosure in default, cleared all liens, cleaned out the property and turned on all utilities

What was the outcome?

Sold FSBO to an investor for a rental hold
