Commercial Property that has been a gem!

Investment Info:

Office Space commercial investment investment.

Purchase price: $200,000
Cash invested: $30,000

I had the opportunity to invest in a commercial property. I own 15% of the property and it has been my best real estate investment yet.

What made you interested in investing in this type of deal?

The cash flow for this investment as well as the low management for the property seemed to good to pass up.

How did you find this deal and how did you negotiate it?

In 2009, the market was still in disarray and I had some cash that some partners needed in order to buy a property for cash. They couldn't get a loan and had to fund full cash. I became 15% partner and it has been fantastic.

How did you finance this deal?

Cash

How did you add value to the deal?

Like most commercial properties it was a triple net lease and this added to the cashflow.

What was the outcome?

Property is not in the best neighborhood but the cashflow has been fantastic and the property has increased in value.
