Investment Info:

Small multi-family (2-4 units) wholesale investment.

Purchase price: $100,000
Sale price: $120,000

My partner and I successfully wholesaled a two story duplex to some friends of ours in Pace Morby's Subto. They're planning to BRRR the property.

What made you interested in investing in this type of deal?

The potential for cash.

How did you find this deal and how did you negotiate it?

We found this deal through driving for dollars and texting them.

How did you finance this deal?

We wholesaled it, so there was no need to finance it.

How did you add value to the deal?

We helped the seller navigate splitting title on the duplex she was selling and her single family home by guiding her through the rezoning and replatting process.

What was the outcome?

My partner and I successfully wholesaled a two story duplex to some friends of ours in Pace Morby's Subto. They're planning to BRRR the property.

Lessons learned? Challenges?

A shared title property is not impossible to close, it just takes a while.

Yes, Will Hill and Aaron Bertke. Will in a Subto student of Pace Morby (like myself) and Aaron is his partner and is a realtor.
