Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $300,000
Cash invested: $50,000

My last deal, definitely learned a lot.

What made you interested in investing in this type of deal?

Monthly cash flow and area.

How did you find this deal and how did you negotiate it?

I found this on the MLS. Seller went with another offer originally which eventually fell out of escrow. Listing agent contacted me if I was still good to go with my original offer of 335k to what my answer was no. After negotiations they agreed to 300k.

How did you finance this deal?

Finance it.

How did you add value to the deal?

Painted the inside, refurbished floors, clean the yard from excess of vegetation

What was the outcome?

Place is rent out with a very strong clash flow.
