Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $162,250
Cash invested: $40,000

Big 2 unit property with an oversized three car garage.

What made you interested in investing in this type of deal?

This was right down the road from the first 2 unit I bought.

How did you find this deal and how did you negotiate it?

A previous client of mine told me she wanted to sell. Careful negotiations lead me to the price I got.

How did you finance this deal?

20% Down conventional.

How did you add value to the deal?

Working on her terms and helping her from afar.

What was the outcome?

A new property for me.

Lessons learned? Challenges?

A lot of back and fourth with negotiations.
