Single-family residence buy & hold investment.

Purchase price: $490,000
Cash invested: $100,000

Fixer SFR. Bought Off MKT. Great deal, comps at 750K+. 8000+sqft lot. Charming SFR

What made you interested in investing in this type of deal?

Great upside, bought off mkt from motivated seller.

How did you find this deal and how did you negotiate it?

Off mkt, called seller

How did you finance this deal?

5% conventional, had MI dropped with appraisal 6mo later...

How did you add value to the deal?

Upgraded whole house + landscaping

What was the outcome?

490K plus 80K reno, was appraised at 815K 6 months after. Worth 750K+ today
