Investment Info:

Large multi-family (5+ units) buy & hold investment in Choudrant.

Purchase price: $200,000
Cash invested: $80,000

This property was bought in Brazil, Curitiba , Paraná, with 8 units and transformed in 18 units in the same space. Its very small studios (162 square foot) furnished, it rents like crazy duo to the location and we charge very cheap comparing to others competitors.

The city Curitiba, is known as the smart city and ecological city in Brazil.

*I add San Francisco CA as a city because I lived there several years and I had no option to add the right location.

What made you interested in investing in this type of deal?

The deal opportunity and the management ready to start to operate.

How did you find this deal and how did you negotiate it?

Found it online, real state website.

Negotiated with an agent / broker.

How did you finance this deal?

Owner financing.

How did you add value to the deal?

Transforming 8 medium size units to 18 small units, doubling the monthly return.

What was the outcome?

First multifamily investment and the best cash flow. Love it.
