Investment Info:

Single-family residence buy & hold investment.

Purchase price: $115,000
Cash invested: $30,000

I bought this Single-Family home in the border of Columbus and Upper-Arlington due to proximity of Ohio State Wexner Medical Center, Riverside Hospital, and Ohio State University Campus.

Purchase Price: $115,000
Renovation: $30,000
ARV: $300,000

Current Gross Rents: $2400
Net Income: $1500

What made you interested in investing in this type of deal?

Location was the biggest factor when choosing this deal. It was a B+ location which I knew would become an A location with timel

How did you find this deal and how did you negotiate it?

MLS deal. I factored in renovation costs and had seller pay for all closing costs.

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

$30,000 Renovation costs

What was the outcome?

Property ARV is $300k

Always over-budget for rehab costs.
