Investment Info:

Single-family residence buy & hold investment.

Purchase price: $508,000
Cash invested: $100,000

Bought this house brand new and added a pool. Then furnished it and renting it out as a fully furnished rental.

What made you interested in investing in this type of deal?

With the Las Vegas Raiders Headquarters, Aces Headquarters(WNBA 2022 Championship team), and new Hospital on the way.. All these are only a few miles away. It was a great place to invest into rentals in the area.

How did you find this deal and how did you negotiate it?

Find possible sellers willing to sell their furniture or look for Model homes selling fully furnished.

How did you finance this deal?

Conventional

How did you add value to the deal?

Add a pool

What was the outcome?

Renting at $4500 a month. Mortgage is only $2,000 a month.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
