Columbus Neighborhood for a Duplex

To my fellow Columbus investors,

What are your thoughts on the Glenbrook area? A particular duplex I'm looking at is located south of the tracks, east of James, and north of Refugee. Would you feel comfortable investing in this area? I'm not too familiar with the area but drove through and it seems like residents take pride in the exterior of their homes and the yards are relatively tidy. The crime heat map is green with some yellow around the outskirts. Closer to Eastland mall I would certainly stay away from.

Any thoughts are appreciated!
